Moyola Gardens has three separate residential home unit designs.
The Independent living units are an open plan spacious design, including a full kitchen, living and dining areas, bathroom, 2 bedrooms and a study / third bedroom, generous double garage, external courtyard and garden area. Each unit offers quality fixtures and fittings.
Residents can choose to design their own brand new home within the village, with an option of 3 Modern Designs or purchase high quality refurbished units

OWNERSHIP OPTIONS / FEE STRUCTURE
The tenure scheme at Moyola Gardens Retirement Village Tatura is
the
loan/loan-license arrangement. This is quite similar to a lease,
however it is not registered with the Land Titles office.
All retirement village purchasers are protected by the relevant state legislation (Retirement Village Act 1986). Moyola Gardens Retirement Village Tatura operates under a Deferred Management Fee model and is a self-funded not for profit organisation. Within this model, residents pay a monthly maintenance fee which address ongoing maintenance and services.
The monthly maintenance fee is used to contribute
to:
• Management of the Moyola Gardens Retirement Village Tatura
• Gardening/landscaping of Moyola Gardens
• Maintenance of common areas and community facilities for Moyola
Gardens
• Building Insurance for Moyola Gardens
• Water Supply & Service for Moyola Gardens
The monthly maintenance fee is reviewed on an
annual
basis to ensure relevance and accuracy. It is important that you
take
the time to gather further information on how these fees work. We
would
be delighted to explain these in detail and to provide further
information.
Deferred Management Fee
The Deferred Management Fee is payable when Residents Leave the
Gardens”. The fee is explained at the beginning of occupancy and
is
included in each individual contract. If you have any queries on

examples as to how this fee structure works.
At Moyola we recognise that the decision to enter into a retirement village is a major financial commitment and we encourage family members and financial advisors to come and meet with our consultants who will provide a detailed overview of the fee structure and answer any questions you may have. We also encourage all purchasers to obtain independent legal advice prior to entering into an accommodation contract.
